Yes, such a thing is available and it is something very different to the usual apartments on offer. I have a new investment for clients with yields of over 10% per annum.
The London Resort is a large theme park that is being build by the Thames, near Swanscombe in Kent. This is the first of its kind in the UK on this scale as it will comprise six theme parks with 50 attractions, a convention centre and on-site hotels. This development will rival Disneyland Paris and as London has over 20 million visitors a year it is ideally placed for them, as well as domestic visitors.
The resort will be just 17 minutes by train from St Pancras Station in Central London and a short distance from the M25 by car. With over 21 million square feet of entertainment, it will be equivalent in size to 136 Wembley Stadiums.
The development has planning approval and at public consultation stage, received over 80% approval which is incredibly high. It is a Nationally Significant Infrastructure Project with UK Government support. It will provide large numbers of jobs, both when being built and when operational.
You are now wondering how you can get a piece of this and you can do so by purchasing rooms in The Paramount Hotel. Room prices now start at £370,000 and includes a two week stay each year and entry tickets. The remainder of the time it is let by the hotel and the developers are guaranteeing a return at 8% in the first three years, with an expected ROI (return on investment) of 10.8% per annum. That is net of costs. The prices will increase after the launch period so don’t delay if you are interested.
This is classed as a commercial property purchase on a 998-year lease so may be attractive as an alternative to residential property. Not only is the yield very attractive, there is expected capital growth over time. This is also a ‘lifestyle purchase’ and will be a great place to visit with family each year, or the two-week stay can be given to friends and family.

You may like to note that 70% of the attractions are due to be under cover, a relevant consideration with the UK’s weather.
Finance is available, subject to underwriting, at up to 85% loan to value for expats, over a 10-year term.
Investors will own the title and can sell or pass on the property. An annual P&L statement will be provided.
